Privacy policy

This policy covers this website, including its home search pages and our agents' websites, and the emails and text messages we send from our system. The website and the system are operated by Ryan Abbe Properties LLC, doing business as Abbe Real Estate.

Information we collect

Information you give us

  • When you send an inquiry about a home, or a message from a form on this website, we receive the details described under "If you send an inquiry" and "If you send a message from a form on this website" below.
  • When you work with one of our agents, we keep your name and contact details, the homes and areas you are interested in, the searches set up for you, and notes about our conversations in our system, so that we can help you.
  • When you agree to receive emails or text messages from us, we keep a record of that agreement and of any request to stop.

Records from our previous system

When we moved to this system, we brought over the records our previous provider kept for us about the people we work with: contact details, email and text message choices, notes, the searches set up for them and, where that provider recorded them, technical details such as network addresses and the kind of device used. We keep these records under the same protections as the rest of the information in our system, only our office staff can see the technical details, and we use them only as this policy describes.

What is recorded when you visit

Our hosting provider keeps standard request logs (the page requested, the time, the response and your network address) for security and troubleshooting. To protect listing data from automated copying, your network address is also counted briefly in memory to limit requests per minute; it is not stored.

Listing photos load directly from the MLS data provider’s image servers, which receive your browser’s standard request for each photo.

Cookies and tracking

This website does not use analytics or advertising tools. The map view of home search results and each listing page load a map from Google Maps; the list view does not. Google receives your browser's standard requests for the map and may set cookies or use your browser's storage on those pages. Google's use of that information is governed by the Google Privacy Policy.

If you open the sign-in window or are signed in, our sign-in provider, Clerk, sets cookies on this website and on clerk.abberealestate.com. They keep you signed in and protect sign-in from abuse (when you create an account, this includes a Cloudflare Turnstile check). They are not used for advertising, and we do not use them to follow the pages you visit.

Use of the map is subject to the Google Maps/Google Earth Additional Terms of Service.

How we use information

  • To answer your questions and inquiries.
  • To help you buy, sell or lease a home when you work with one of our agents.
  • To send you the emails and text messages you asked for, such as listing updates for a home search.
  • To keep this website and our system secure and working.
  • To keep the records that Georgia real estate law requires.

Emails from us

We email you about the homes, searches and questions you have discussed with us, including listing updates for searches set up for you. Every email from our system includes a link to unsubscribe, and you can also reply to the email or contact us to stop.

Email opens and clicks. When we email you from our system, the email may contain a small image and links that pass through our website, so that we can tell when it was opened, which links were clicked, and whether a computer or a phone was used. We use this only to understand what is useful to you. Opens and clicks are approximate, because some email apps and security tools open images and links automatically. We do not record your IP address or which homes you look at this way. Like most websites, our hosting provider keeps short-lived request logs. You can ask us to stop at any time, and we will delete what we recorded.

Homes you view. When you open a home from one of our emails, or view homes on our website while signed in, we note which homes you viewed so your agent can help you, and we keep that history while you are our contact.

Text messages

If you agree to receive text messages from us, we use your mobile number to send you messages about your home search, showings, your transaction and questions you have asked. Message frequency varies. Message and data rates may apply. Reply STOP to any message to stop receiving them, or HELP for help. Agreeing to receive text messages is not a condition of buying, selling or leasing a home, or of any other service.

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. The only exception is the provider that delivers our text messages, which receives your number and the messages only to deliver them.

How we share information

We do not sell your personal information. We share it only:

  • with the service providers that host this website and our system, provide sign-in, store our files, and deliver our emails and text messages, who may use it only to provide those services to us;
  • with others involved in your transaction, such as a lender, a closing attorney or another agent, when you ask us to or when the transaction needs it;
  • when the law requires it, or to protect our rights or the safety of others.

If you send an inquiry

We receive the name, email address, phone number and message you enter, and the listing number. We use them to answer that inquiry, by email or phone. We will not send you listing emails or text messages unless you ask for them, and we do not sell your information.

If you send a message from a form on this website

If you use a form on this website to contact us, to ask what your home is worth, or to ask for a buyer consultation, we receive the name, email address and phone number you enter, your answers and your message, and for a home value request the address of the home. We add you to our system as a contact, or update your record if you are already one, and one of our agents answers you by email or phone. With your record we keep which form you used, whether you are looking to buy or sell, the address of the home for a home value request (encrypted), and the page you arrived from with any campaign tags in the link you followed. Your message and your other answers are emailed to our office and are not kept in our system. Sending a form does not sign you up for listing emails or text messages. To limit automated messages, your network address is counted briefly in memory; it is not stored.

If you ask about joining our team, we keep what you send, encrypted, for up to 24 months and email it to our broker.

If you create an account

You can create an account to save homes. We ask for your first and last name, your email address and, if you choose, your phone number, and we confirm your email address with a one-time code. Our sign-in provider, Clerk, holds your email address and sign-in records for us so that you can sign in. Your name, email address and phone number are also kept in our client records so that one of our agents can help with your home search, and we may contact you by email or phone about it.

The homes you save are kept in your account and shown only to you; our agents do not see them. A saved home is removed automatically when its listing is no longer available from the MLS, and you can remove any home at any time.

On your Account page you can download your information or delete your account. Deleting your account removes your saved homes and your sign-in. We erase your details from our client records too, unless we must keep a record of a real estate transaction under Georgia law; if you were already our client before you created the account, our broker reviews the request and erases what we are not required to keep.

How long we keep information

We keep information about you while you are our contact, and records of transactions for as long as Georgia real estate law requires. When you ask us to delete your information, we delete it, except what the law requires us to keep.

Your choices

  • Use the unsubscribe link in any of our emails, or reply STOP to any of our text messages.
  • Ask us to stop recording email opens and clicks.
  • If you created an account, download your information or delete your account from your Account page.
  • Ask us what information we hold about you, or to correct or delete it. We will confirm that the request comes from you before we act on it.

Security

This website and our system use encrypted connections. Our staff sign in to our system with their own accounts, and each person sees only what their role needs. No method of sending or storing information is completely secure, so we cannot promise that information will never be accessed without permission.

Persons under 13

This website is not meant for anyone under 13, and we do not knowingly collect information from anyone under 13.

Links to other websites

Some links lead to websites we do not operate, such as the map provider and social media profiles. Their own privacy policies apply there.

Changes to this policy

We may change this policy. The date shown with it tells you when it last changed.
